WMATA Project to Bring New Investment, Greater Connectivity

The Washington Metropolitan Area Transit Authority (WMATA / Metro) is partnering with Atlantic Pacific Companies to bring transit-oriented growth to Capitol Heights in Prince George’s County, MD. The joint development project plans to bring affordable housing, retail, and connectivity to the Blue Line Corridor.
The investment from the state of Maryland is expected to generate almost 100,000 annual rail trips and link to key bus routes. “Economic mobility is deeply intertwined with physical mobility,” remarked Maryland Governor Wes Moore. Further, the project will “help close the housing shortage in the community, connect more Marylanders to opportunity, and demonstrate what transit-oriented development should look like.”
Metro’s future joint development projects, such as this one, have the potential to generate $300 million in annual tax revenue. “Joint development is a critical element of Metro’s strategy to grow ridership, generate long-term revenue, and deliver meaningful regional benefits,” said WMATA Board Chair Valerie Santos. “The Capitol Heights project demonstrates our commitment to partnerships that prioritize sustainable, community-centered growth.”
The Blue Line Corridor initiative aims to attract private investment at four Metro stations between Capitol Heights and Downtown Largo. Metro General Manager and Chief Executive Officer Randy Clarke notes, “By bringing new affordable housing and retail directly connected to transit, we’re strengthening ridership, supporting the community, and helping the Blue Line Corridor reach its full potential.”
